Weekly tasks. Open the indoor unit's front panel and inspect the air filters; wash with warm soapy water if dusty. Wipe the indoor unit's exterior with a damp cloth. Confirm condensate is draining properly by checking that the drain termination outside is dripping during cooling operation.

Monthly tasks. Wash the indoor air filters thoroughly. Vacuum the indoor return air grille. Pour a cup of vinegar down the indoor condensate drain cleanout port (typically a T-joint with a cap) to prevent biofilm buildup.

Quarterly tasks. Inspect the outdoor unit for leaves, grass clippings, and debris around the condenser coil. Hose off the coil from the inside out (with the unit off and breaker secured) — gentle pressure only, never a pressure washer. Maintain at least two feet of clearance on all sides of the outdoor unit.

Annual tasks. Have a licensed HVAC technician perform a seasonal inspection: refrigerant charge check, electrical connection tightening, condensate drain cleanout, blower wheel inspection, and overall system performance test. Annual service typically costs $100-$200 and dramatically extends system life — it is the single most cost-effective HVAC investment most homeowners can make.
